WHY NORTH CYPRUS?

COASTAL HEAVEN TECHNICAL SPECIFICATIONS

1. PROJECTS
Construction of a building on Güzelyurt, Gaziveren Village, Plot 101, S29-C-09-A-4-B, Parcels 411 and 421 will include all preliminary and application projects in 3D along with their details, to be conducted by the CONTRACTOR. The implementation projects will be conducted upon confirmation by the property owner.

2. STRUCTURAL SYSTEM
All construction work will be in accordance with the application project of this construction, General Specifications and Technical Specifications, as well as the contract, the TRNC Ministry of Public Works and Transportation's "Building Works Technical Specifications" and "Public Works General Contract". Foundation will be general radier and enveloped. If there is water under the foundation, drainage and ground improvements will be made under the supervision of a relevant geological engineer.

3. WALLS
External and internal wall construction will be carried out using materials compliant with specifications.

5. PLASTERING
External facades will have rough plaster followed by thin plaster. If applicable, 3D-compatible external cladding and materials will be applied. The materials used will be of WEBER, BERICO quality or equivalent. The contractor is responsible for watering the exterior, protecting it from cracks and curing.

Interior plastering for heavy material-mounted surfaces (areas for TV units, kitchen furniture, wardrobes) will have rough plaster followed by gypsum plaster. Regular walls will receive machine-applied gypsum plaster.

Wet areas (all surfaces that can come into contact with water) will have rough plaster followed by the application of fully elastic insulation material, ready for covering. The material used will be of WEBER, BERICO quality or equivalent, fully elastic with double alloy.

The ceramics to be used in wet areas will be rectified products of maximum dimensions suitable for tiling. (Materials to be used will be of KÜTAHYA, ÇANAKKALE, BIEN, QUA brand or equivalent quality.)

6. CEILING AND FLOOR COVERING MATERIALS
All ceilings will be finished with fiberglass-reinforced gypsum plaster without any gaps. Bathroom ceilings will be constructed with perforated wrought iron suspended ceilings or green drywall suspended ceilings. Flooring will be laminate or ceramic, as per the owner's preference. Laminates will be of 31st class, and color and product choices will be made considering the owner's opinion. All ceramics used will be first-class materials, maximum size rectified products suitable for tiling. (Brands like KÜTAHYA, ÇANAKKALE, BIEN, QUA or equivalent quality will be used.) The building entrance, elevator frame, stair steps, and 120 cm wall cladding at the entrance will be elegantly constructed with marble or selected granite ceramic. All materials used in cladding will be of first-class quality.

7. PAINTS
The exterior paint will be done with JOTUN, FİLLİ BOYA, DÜFA, or equivalent quality brands, in colors approved in the 3D designs. Interior paint will be first-class, washable paint, applied with brands like JOTUN, FİLLİ BOYA, DÜFA, or equivalent.

8. INSULATIONS
All wet areas (surfaces that can get wet such as bathrooms, toilets, walls, kitchen sink bottoms, balconies, balcony fronts, etc.) will be double-coated with fully elastic insulation material, ensuring proper leveling and covering to prevent water pooling. The drain grates used will be meshed, and their surroundings will be fully insulated with grout. The contractor will be responsible for any future repairs needed for water pooling, dampness, or moisture under balconies. The materials used will be WEBER, BERİCO, or equivalent quality, fully elastic with double alloy.

9. SANITARY PLUMBING
Materials used in drinking and wastewater plumbing must be of first-class quality. A faucet will be installed for each balcony. Hot water plumbing will be installed for all types of taps used within the apartments. In each apartment, bathrooms and toilets will be equipped with first-class stainless steel accessories (towel rack, tissue holder, soap dish).

Shower cubicles will be constructed on-site with 8mm frosted glass at a height of 180 cm, maximizing the space used. Concealed cisterns will be of brands like KALE, GEBERİT, CREVİT, VİTRA, or equivalent quality.

All types of taps and faucets will be brands like ECA, CREVİT, AKSU, NSK, or equivalent quality.

10. CABINETS, SINKS, KITCHEN SETS, WINDOWS, DOORS
Kitchen cabinets will be made with MDF bodies and laminate doors, in sizes and dimensions suitable for built-in systems. Folding doors will be installed on the cabinets. All dowels used in the assembly will be of first-class brand.

Countertop coverings will be of first-class granite or çimstone. The front edge of the countertop will be finished with first-class ceramics.

Doors will be lacquer painted, and door frames will be 10 cm wide and 8 mm thick. Corridor skirting boards will be made from the same material as the frames, ensuring smooth transitions during installation.

Bathroom cabinets will be made of first-class water-resistant material, including shelving and mirrors.

Frames will be either black or anthracite, made of aluminum or PVC. The external doors will be stylishly made of aluminum or chrome material.

The entrance doors to the apartments will be made of steel. Balcony railings will be glass (minimum height 110 cm). If there is a gallery in the corridor, it will be surrounded by glass railings, and stair railings will be made of aluminum strips.

11. ELECTRICAL AND LOW CURRENT INSTALLATIONS
TV and internet cables will be installed in each room from the low current room (where the satellite and internet boxes will be placed).

A first-class quality intercom system providing audio and visual capabilities will be installed in each apartment.

A central satellite system will be set up.

A comprehensive camera system will be installed around the building, ensuring no blind spots in the garden area.

In the kitchen, separate cable installations will be provided for each outlet.

12. HEATING SYSTEMS
Adequate air conditioning systems, suitable for the size and dimensions of each room, will be installed.

13. ELEVATOR SYSTEMS
A sufficient number of elevators, compliant with the project and TS certified, will be installed, corresponding to the number of apartments.

13. ENVIRONMENTAL DESIGN, LANDSCAPING, AND SOCIAL AREAS
A perimeter wall, extending 1.5 meters above the ground level as per elevation, will be built around the building. Adequate lighting will be installed on the wall, and an automatic remote-controlled gate will be set up at the parking entrance. The wall perimeter and garden will be well-lit.

Social areas will include a sauna, fitness center, hammam, indoor pool, and an outdoor pool suitable for communal use. The materials used for these facilities will be sufficient for common use.

The garden will be landscaped with ample flowers and trees. Facilities will include a children's play area, tennis court, basketball court, several gazebos, and a barbecue area.
